Buying versus renting in Noida right now

Rents in the central sectors have climbed enough that the maths has shifted for some buyers. Here is the honest version, including when renting still wins.

The standard advice — buy if you will stay five years or more — is roughly right, but it hides the part that actually decides it: how your EMI compares to the rent on the same flat, and what you would have done with the down payment otherwise.

In several central Noida sectors, rents have risen faster than they did through the previous few years, which narrows the gap between EMI and rent. That does not automatically make buying correct; it makes the comparison closer than it used to be.

Renting still wins in three situations we see often: your job is not settled in NCR, you are within two or three years of possibly relocating, or the down payment would wipe out your emergency fund. None of those are solved by owning property.

Buying tends to win when you have a stable posting, a stable income, and you would otherwise keep the down payment in a savings account earning very little.
