Sector 104 vs Sector 110: two very different expressway buys

2 Aug 2026 · 5 min read

Both are on the expressway, both get called premium. But one is a high-rise play and the other is for people who want a plot. The difference matters.

Sector 104 and Sector 110 are close on the map and far apart in what they offer. Buyers who lump them together as 'expressway sectors' usually end up looking at the wrong inventory for a month.

Sector 104 is high-rise. Towers with expressway frontage, 3 and 4 BHK layouts, clubhouse and pool, and open views once you get above the tenth floor. The pitch is lifestyle plus a straight run into South Delhi.

Sector 110 is the opposite: low density, greener, and built around plots and independent floors. If you want to build rather than buy finished, this is where you look. It also suits buyers who dislike the maintenance and lift dependency of a tower.

The investment logic differs too. High-rise units in 104 tend to move faster on resale and rent well to professionals. Plots in 110 are slower to transact but have historically held value better through slow markets.

Neither is objectively better. Decide first whether you want a flat or a plot, and the sector question answers itself.
