The eight-point check we run before recommending any Noida flat

Before we put a property in front of a buyer it goes through this list. You can run the same checks yourself on anything you are considering.

Title and chain of ownership. We trace the chain back far enough to be confident there is no gap, and confirm the seller's name matches the registry exactly.

RERA status. For anything under construction, the registration should exist before booking opens, and the quarterly filings should be current on the state portal.

Encumbrance. An EC pulled for the relevant period tells you whether there is an existing loan or charge on the property that has not been disclosed.

Approved plan versus what is built. Deviations from the sanctioned map are common and are the buyer's problem after registry, not the seller's.

Society dues and maintenance. Outstanding maintenance transfers with the flat in most societies. Get a no-dues letter, not a verbal assurance.

Water and power. Ask a resident on the same floor, not the guard and not the broker. Borewell dependency and backup hours are the two things people regret not checking.

Actual carpet area. Measure it. The difference between quoted super area and usable carpet area is where most of the disappointment in a Noida flat purchase comes from.

Exit liquidity. Even if you plan to live in it, look at how many similar units in that society sold in the last year. A property nobody resells is a property you cannot leave.
