Sector 73 sits in the belt between Noida's older residential sectors and the newer expressway developments. That in-between position is exactly why it keeps showing up on shortlists — you get an established neighbourhood without paying the premium that Sector 51 or Sector 50 now command.
The connectivity question is usually the first one. Sector 51 metro is roughly ten minutes away, and from there the Aqua Line interchanges with the Blue Line at Sector 52. For anyone commuting into Delhi, that combination matters more than the sector number.
The second question is inventory. Sector 73 has a mix of builder floors, society flats and older independent houses, which means the range in both configuration and price is wide. A 2 BHK and a 3 BHK in the same sector can be a very different proposition depending on which pocket you are in.
What we tell buyers: do not shortlist by sector alone. Walk the specific pocket at the time of day you would actually be commuting, and check the water and power situation with a resident rather than with the seller.
