Per-square-foot numbers get quoted loosely. Here is what sits inside that figure, and the four things that are usually excluded from it.
Any per-square-foot construction figure is a package, and packages differ in what they include. The number is meaningless until you know the specification behind it.
Typically inside the figure: excavation and foundation, RCC structure, brickwork, plaster, basic flooring, internal electricals and plumbing, doors and windows, and paint.
Typically outside it: boundary wall and gate, external development, modular kitchen, wardrobes, false ceiling, and premium fittings. These four are where a build goes over budget.
Approvals are a separate line as well — map sanction, labour cess, and the completion certificate process each carry their own cost and timeline.
Ask for an item-wise quotation with brands named against each line. A single lump-sum number per square foot is not a quotation, it is an opening position.
