The list your bank sends is generic. This is the version that reflects what gets asked for again halfway through, and how to avoid that.
Identity and address proof for every applicant and co-applicant. Names must match across PAN, Aadhaar and the sale agreement — a middle name present on one and absent on another is the single most common cause of delay.
Income proof. Salaried applicants need recent salary slips, Form 16 and bank statements. Self-employed applicants need ITRs, audited financials and business proof, and should expect more scrutiny of the statements.
Property documents. Sale agreement, approved plan, title chain, and for resale, the previous registry and a no-dues letter from the society.
Own-contribution proof. Banks want to see that the down payment came from a traceable source. A large cash deposit shortly before application will be questioned.
The thing that speeds this up most is submitting the property documents as a complete set rather than in pieces. A partial file goes to the back of the queue every time it comes back.
